As a homeowner you want to be sure that your home is rented out in a professional manner, under excellent conditions, to a reliable tenant and with a solid lease contract. Klok Real Estate has been mediating in the rental of homes for 10 years and as a rental agent has gained extensive experience and thorough knowledge. We would like to inform you about all matters that are essential for the careful and successful rental of your home.
Our procedure
1. Introduction and advice
During our first meeting, we will discuss your requirements and the aspects which play a role in the letting of your dwelling.
After having analyzed what is currently on the market for rent and the price of properties that have been rented for the past three months, the location and the square footage of your house, we advise a maximum rent per month and a minimum rent of per month, excluding utilities costs. Setting rents to loo or to high can be catastrophic for your property to find the right tenant.
We pay close attention to the presentation of your house. A bilingual description and very nice photos are extremely important for the experience of potential tenants. After all, you will not get a second chance for a first impression. Your home will be published for free on the VBO website, Funda, Pararius, Xpatrentals, Huurwoningen.nl, Jaap.nl and of on the Klok Real Estate website. Of course we also use Facebook and Instagram. In this way, your home gets a maximum reach from potential tenants. In addition, we send an overview of our rental offer to all rental brokers and relocation agencies. They rent houses from us for employees of Shell, Booking.com, Uber, EMA, etc.
As soon as there are request for viewings, we will inform you in advance. We accompany the interested candidates during the viewing and as soon as we have received a serious rental proposal, we check the candidates for their creditworthiness, their rental history and the data provided by them so that we exclude risks as much as possible.
After reaching an agreement, a detailed and clear lease contract is drawn up in Dutch, with a translation in English if desired. As soon as the lease contract has been signed by both parties, the tenant will have to pay the first rent and deposit.
We take care of the entire Check-In procedure. Before the tenant moves into the house, we take pictures of the house completely, including all details, any damage and take the meter readings. The pictures are added to the inspection report, which records the overall condition of the home. With this inspection report, we prevent any misunderstandings in the future. At the end of the lease period, an inspection takes place again and the house is compared with the situation at the beginning of the lease period. Any damage or any needed professional final cleaning will then be deducted from the deposit.
After the lease has ended, and after you have agreed, we will look for a reliable tenant again. In this way we prevent vacancy as much as possible.
You prefer not to spend time in coordinating and/or handling technical and/or maintenance problems. Klok Real Estate provides these management services.

Rented out I live abroad and have rented out my apartment in Amsterdam via Paula at Klok Real Estate. The lease of my renters was about to expire and Paula made it possible to have new renters move in the day after the other renters moved out.
